When people think about luxury, they usually picture what they can see: stone countertops, tall ceilings, statement lighting, and walls of glass facing the mountains. Those things matter, and Fairfield homes have plenty of them. But some of the most valuable features in a home are the ones you never see at all.
That is the idea behind Smart Lux, our approach to building homes that are efficient, durable, healthy, and connected, all designed for the realities of the Southern Arizona climate. In this post we break down what Smart Lux includes, why each piece matters, and what it means for your comfort and your monthly costs.
Why the desert demands a smarter home
Building in Southern Arizona is different from building almost anywhere else. Summer temperatures regularly climb past 100 degrees, the sun is intense year round, monsoon storms bring sudden heavy rain, and water is one of the region’s most precious resources. A home that would perform fine in a mild climate can struggle here, with high cooling bills, uneven temperatures from room to room, and systems that wear out early.
Smart Lux addresses those challenges in four areas: energy, health, home technology, and water.
Energy: a tighter, better performing home
Energy efficiency is not only about saving money. It is about a home that feels comfortable every day of the year. Every Fairfield home includes:
- 2×6 wall construction with spray foam insulation. Thicker walls leave more room for insulation, and spray foam fills gaps and seals the building envelope far more completely than many traditional methods. The result is less heat sneaking in during summer and less escaping on cool winter nights.
- Dual-pane Low-E windows with argon gas. Windows are where homes gain the most heat. Low-E coatings reflect much of the sun’s energy while letting light through, and argon between the panes slows heat transfer. That lets us design for big views without sacrificing comfort.
- HVAC sized with energy modeling software. Bigger is not better when it comes to air conditioning. An oversized system cycles on and off too often, wasting energy and leaving rooms clammy. We size each system precisely to the home using energy modeling, so it runs efficiently and keeps temperatures even.
- Post-tension slab foundation. Post-tension slabs are reinforced with tensioned steel cables, adding strength and helping the foundation resist cracking in the region’s expansive soils.
- Solar-ready infrastructure. Homes are pre-engineered so solar panels can be added easily in the future, without major rework.
What a HERS score of 52 really means
The Home Energy Rating System, or HERS Index, is the industry standard for measuring a home’s energy efficiency. A third-party rater inspects and tests the home, then compares its expected energy use to a reference home built to a standard code baseline.
On the HERS scale, that reference home scores 100. A home that produces as much energy as it uses scores 0. Every point lower than 100 represents roughly one percent less energy use than the reference. Fairfield homes achieve HERS scores around 52, which means they are estimated to use roughly half the energy of that standard reference home.
For homeowners, a lower HERS score typically translates into lower utility bills and a more comfortable living space. It also adds value when it comes time to sell, since more buyers are paying attention to efficiency than ever before.
Health: a home that supports how you feel
A home should be a healthy place to live. Smart Lux includes features that protect your family and the air you breathe:
- Fresh air ventilation systems that bring filtered outdoor air into the home. Tightly sealed homes are more efficient, and planned ventilation keeps indoor air fresh at the same time.
- Carbon monoxide detectors for peace of mind.
- A built-in fire sprinkler system, a safety feature that many homes simply do not have.
- Durable, practical carpet options where carpet is used, chosen to hold up to daily life.
Optional upgrades like touch-activated kitchen faucets add convenience and help cut down on the spread of germs in one of the busiest spots in the house.
Home technology: connected and in control
Smart home features have moved from novelty to expectation, and every Fairfield home includes a Smart Home Standard Package. It includes:
- A smart thermostat with app control, so you can adjust temperatures from anywhere and fine-tune schedules as the seasons change.
- A Ring camera for added visibility and security.
- A smart garage door opener you can check and control from your phone.
- Energy-efficient LG appliances.
For buyers who want to go further, we offer optional Josh AI smart home integration. Josh AI brings intuitive voice, app, and touch control to lighting, climate, security, and more, all designed to feel natural rather than complicated. It is a great fit for homeowners who want a truly connected home without a tangle of separate apps.
Water: comfort without waste
In the desert, smart living means smart water use. Smart Lux homes include:
- A tankless water heater that heats water on demand. There is no large tank keeping water hot around the clock, which saves energy, and you will not run out of hot water halfway through a shower.
- Low-flow plumbing fixtures that reduce water use while still delivering comfortable pressure.
Optional upgrades include a Josh AI smart irrigation system that manages watering schedules intelligently. Landscape irrigation is often one of the largest uses of water at a desert home, so smarter scheduling can make a meaningful difference, especially as the seasons change and plants need far less water in the cooler months.
Built to last
Smart Lux is also about durability. A home built with a well sealed envelope, properly sized mechanical systems, and quality materials simply holds up better over time. Systems that are not overworked last longer. Walls and foundations designed for local conditions see fewer problems. That protects your investment and reduces the surprises that come with owning a home.
It is also part of how we build overall. Fairfield Homes has been building in Southern Arizona for more than 40 years, and we hold our subcontractors to a standard that goes beyond Arizona ROC requirements. Smart Lux puts that experience into every home.
Luxury that performs
True luxury is not only about how a home looks on the first day. It is about how it feels on the hottest afternoon in July, how much it costs to run in January, and how well it holds up ten years from now. Smart Lux is our commitment that a Fairfield home will be as smart as it is beautiful.
