It was February 14, 1912, when President William Howard Taft strode into the Oval Office and signed a bill that amended Arizona Territory into the State of Arizona. Though it took a simple signature to enact statehood, the actual efforts to get here were long and arduous.

While February 14th is nationally known as Valentine’s Day, Arizonans know that on this day in history Arizona completed the 48 conterminous United States in the union.

How did this union begin?

The entirety of present-day Arizona belonged to independent Mexico in 1821. When expansionists spread out West, conflicts over territory arose, leading to the Mexican-American war which spanned from 1846 until 1848.

When the dust settled, Mexico ceded 70% of northern Arizona to the U.S. The land was considered a territory of New Mexico, but later it became its own Arizona Territory under the Confederacy. A couple of decades after the Civil War, residents petitioned for Arizona’s statehood several times, but to no avail. A big reason was population. People were dubious about the viability of the desert land, but that all changed.

The population boomed

From a first look, the desert environment gave doubts to its productivity. Yet, copper mining was Arizona’s premier industry and satisfied a rapidly growing market. Cattle, cotton, citrus, and more agricultural interests brought in homesteaders to develop farming economies. Arizona held the powerful five C’s: copper, cattle, cotton, citrus, and climate.

Gradually, more people recognized the Arizona climate was not only worth developing, but its environment was cleaner than other states and a warm respite from the harsh winter conditions.

Once the widespread availability of refrigeration and air conditioning developed, more people called Arizona home. A far cry from its population of 217,000 people in 1912, Arizona is currently home to 7.2 million people today.

So, Why February 14th?

Bad luck and better timing: It took some time for Taft to feel secure in the constitution of the state. But, when he ultimately decided to sign the statehood papers, planners hoped he would ratify Arizona on Lincoln’s birthday, February 12th. Unfortunately, Taft was out of town and everyone considered the 13th to be bad luck, so the signing was pushed back to February 14th — the day to commemorate love and admiration.

Monsoon season — it happens every June 15, but did you know it wasn’t always like that? Back in the olden days, people considered the monsoon to arrive after three consecutive days with dew points of at least 55 degrees. Forecasters decided to set dates, now June 15 through September 30, to allow us to focus on what a monsoon brings. Keep reading to discover interesting facts you should know about the monsoon season.

  1. There are nearly 500,000 lightning strikes during a monsoon

Take cover or stay indoors during monsoons. Watching the crackle and pop of lightning from afar may seem like a beautiful, natural spectacle, but it is also very dangerous. Most lightning strikes occur more than three miles away from the center of the thunderstorm, with the farthest strike recorded 15 miles away.

  1. Monsoons can cause dust storms

In Arizona, during monsoon season, it is common to see a wall of dust that reaches hundreds of feet in the air. The high winds caused by the thunderstorm lift large amounts of dust, creating an intense dust storm, also known as a “haboob.”

  1. Monsoons are difficult to predict

Because they have few patterns, monsoons are difficult to predict. However, researchers continue to study aspects of the monsoon to improve the forecasting accuracy of these occurrences.

  1. Arizona receives 31.5% of its total annual rainfall during the monsoon season

A large fraction of rainfall in Arizona happens during the summer monsoon months. This has its advantages, as seasonal rains make it possible for agriculture, forests, and inhabitants of the region to store water for the next dry period.

  1. Tucson received 1.62 inches of rain during 2020’s monsoon season

In 2020, Tucson experienced one of its hottest summers ever and the second driest monsoon ever. The only time the monsoon season has brought less rain than 2020 was in 1924 with 1.59 inches.

  1. The last above-average monsoon in Tucson was in 2017

Monsoon season in Tucson usually averages a total of 6.08 inches of rainfall, however in 2017, Tucson brought in a staggering 8.57 inches of rain — the highest in the state that year.

If you see it and like it — then buy it fast! 

The land market in Tucson is just as hot as the weather. And although May 2021 saw an uptick in median lot prices, up from 48% compared to last year, the land is selling faster.

Land sold exponentially better in May this year than last year — The Tucson Lot and Land market announced this growth in the May 2021 report. It proclaimed 109 closings in May 2021, a 252% increase from May 2020. Year-to-date 2021 there were 624 closings, a 259% increase from year-to-date 2020. Months of Inventory was 7.5, up from 43.6 in May 2020. The median price of sold lots was $125,096 for the month of May 2021, up 48% from May 2021. The Tucson Lot and Land area had 121 new properties under contract in May 2021, up 105% from May 2021.

The only decrease May 2021 saw was active inventory, reported at 821, a 39% decrease from May 2020. Demand for property is remarkably high and inventory is low, so prices are increasing to keep up with demand.

In lieu of Tucson lowering COVID-19 vaccine registration to those 16 and older, people are preparing to relocate at higher rates to the Tucson area.

The Tucson Multiple Listing Service expects a normal spring real estate market but with increases in sales activity as the season progresses. March 2021 saw a very busy buyer demand amongst new COVID-19 policies, and this is expected to continue despite the rise of home prices and mortgage rates. Existing home sellers and new construction activity remain below levels necessary to bring the market back into balance, pointing to a busy and competitive buyer market in the coming months.

New home listings decreased 6.6 percent for Single Family homes but increased 7.9 percent for Townhouses/Condos. While those Pending Sales increased 37.5 percent for Single Family homes and 52.1 percent for Townhouses/Condos. Inventory decreased 71.1 percent for Single Family and 64.0 percent for Townhouses/Condos.

Median Sales Price increased 25.5 percent to $320,000 for Single Family homes and 13.1 percent to $195,693 for Townhouses/Condos. The number of days a home has been on the market decreased 45.9 percent for Single Family and 40.7 percent for Townhouses/Condos. Months Supply of Inventory decreased 75.0 percent for Single Family and 72.2 percent for Townhouses/Condos.

Homebuilders are working to increase their activity. However, new home construction remains limited with a substantial increase in costs due to the price increase on lumber and other materials. The accumulation of issues has backlogged the supply chain. 

Meanwhile, a new method of construction, 3D printing, is being introduced this year. As the first 3D-printed house just listed for sale only mere weeks ago, we may see an increased speed in the construction of homes and reduced costs in the future. Although this development is new and exciting, realistically, a complete change in the market won’t be seen for years to come.

With the pandemic finally approaching its end, people are preparing to relocate at a rate higher than we’ve seen in a decade. 

The pandemic’s financial realities and the shift to long-term work from home arrangements will lead many Americans who live in expensive cities to migrate to more affordable alternatives. 

Real estate brokerage Redfin predicts that we will see a spike in relocation rates in 2021. Tucson, Arizona, is slated to be one of the hottest housing markets this year, alongside San Antonio and Tampa, Florida, as more people migrate from more expensive cities like Phoenix, Austin, and Miami. 

On average, Tucson homes cost 21 percent less than homes in Phoenix — Tucson with an average cost of $265,000 compared to Phoenix’s $336,000. 

The move to Tucson is an obvious choice for those facing financial hardship due to the pandemic. Cheaper rates are also more attractive to big tech and similar employees who now permanently work from home and are looking to stretch their paycheck’s buying power. 

In general, the housing market is expected to remain strong through 2021 as the economy recovers from the recession brought on by the pandemic. Mortgage rates below three percent will continue to attract buyers through early 2021. 

Later in the year, with the worst of the pandemic hopefully behind us and the economy entering recovery, a new batch of home buyers and sellers will be introduced to the housing market, making 2021 potentially the strongest year of home sales since 2006.

Monsoon season officially started on June 15. Known for bringing strong winds and heavy rains to Tucson, Monsoons can cause flash floods that occur within minutes. The dry soil of Southern Arizona is unable to absorb the sudden rainfall, leaving many homes susceptible to flooding. 

You can minimize Tucson monsoon water damage by making some tweaks to your property before a monsoon strikes. Here are some helpful tips to keep your property safe in the event of a monsoon! 

Clean Your Gutters
Living in a desert climate with little rainfall can make it easy to overlook your clogged gutters. A simple way to protect your home and its foundations during monsoon season is to clear out your gutters and seal any gaps so that they operate properly. 

If your home does not have gutters, now is the time to install them. Excess rainfall saturates the dry soil beneath your home and causes it to swell, threatening the foundations of your house. Gutters help to carry excess water away from your home, so be sure that they drain a minimum of 10 feet away from your home. 

Prune Branches and Trees
While rain and water damage are a big concern during monsoons, strong winds can also lead to property damage. Be sure to prune and thin trees near your home, especially ones near your roof or windows.

The same goes for any loose debris in your yard. Monsoon winds can get up to 115mph, turning otherwise harmless objects into dangerous projectiles capable of damaging cars, windows, and other property. 

Improve Water Drainage
A graded property that slopes away from your home is one of the best ways to reduce flooding and foundation damage, but there are a number of smaller fixes to help manage excess rainwater during a monsoon. 

  • Add drains to your driveways and patios.
  • Consider using permeable pavers. These porous alternatives to traditional paving allow water to soak through them. 
  • Get creative with your landscaping. Rock rivers and more plants will help guide and absorb some of the rainfall. 

Inspect Your Roof
The last thing you want during a monsoon is a leaky roof. Be sure that your roof is ready for increased rainfall by scheduling a roof inspection. If any leaks or cracks are found be sure to repair them, as heavy monsoon rainfall will only make them worse. 

In the event that your roof is damaged during a monsoon, be sure to take immediate action. 

Don’t wait for a monsoon to strike, take these precautions today to reduce potential future damage. If you are able to stop the source of the flooding, do so quickly — quicker response often means less damage. Move personal belongings to a safe space, and do not stand in water than has been allowed to sit for too long, as interior flood water can quickly turn into mold and affect your health.
